| Anzeige | Mragowo (until 1947 called "Sensburg" in Masuren, Ost-Preussen) is currently a Polish town and commune, located in warminsko-mazurskie province. Mragowo is a very dynamically growing town. It is vested the status of the seat of the administrative district. The strategy of development of the town is geared mainly towards development of tourism, to which natural factors, local infrastructure, and cyclical cultural events are conducive. A complex of Prussian military barracks located in Mragowo was built in 1889. Initially, the 1st and 2nd Masurian Infantry Battalion was stationed there, and since 1905 also the 6th Battalion of Machine Guns was garrisoned there.Upon completion of the Second World War, the barracks were occupied by the Polish Army, which was stationed there until 2002. The pressented building is one of the biggest buildings on the site of the barracks and it is the last of unmanaged so far big facilities of the barracks complex. It is seated on the plan of a letter "E". In the central part it is covered with a flat roof, hidden behind a simple, full attic, and in the remaining part a roof is multi-fall, covered with ceramic tile. On the wings, the building is a four-storey one, in the middle part it is a five-storey one, and in the front facade with a wide, shallow break. The real property is perfectly fitted for adaptation for housing purposes by way of developer's system. Deficit of apartments in Mragowo, taking into account demographic and economic factors, amounts to 1500 pieces, whereas in the recent years barely 20-30 apartments were given to the use annually. The prices of apartments in developer's system (raw and closed) oscillate around the amount of PLN 3,700.00/m2 on the local market. The estimated total cost of adaptation (design, materials, labor) to developer's condition, would be approx. PLN 4 million, whereas the expected income from sale of flats is approx. PLN 11 million !!! It's a TRUE INWESTMENT BARGAIN !!! |
